Co-Broking With Advantage Realty
simple rules to help us work better together
Due to no MLS, Multiple Listing Service or Local Real Estate Board, Advantage Realty felt it best to post some simple guidelines on how we co-broke with others in our market. We are also available to negotiate a more detailed written and signed co-broke agreement with any local company who wishes to cooperate and co-broke with Advantage Realty.
It is our goal to work together in a friendly but competitive environment by treating other agents as we wish to be treated.
GENERAL GUIDELINES
We cooperate with all Alabama Licensed Real Estate companies who work in our local market and who cooperate with us in a reasonable and ethical manner.
We also work with out of state agents on a very competitive referral basis. Call for details.
Advantage Realty will post all Co-Broke properties on ezMLS within 2 business days of the Listing Agreement being signed, unless instructed otherwise by the seller.
Advantage Realty does not Co-Broke on Open Listings and will not post Open Listings on ezMLS. A Restricted Exclusive Listing where the seller does not want the property to be Co-Brokered or excludes a particular real estate company or agent from showing his property, will be posted in the showing instructions as a "No Co-Broke" or "Restricted Co-Broke". Such showing restrictions will be part of the Listing Agreement that is signed by the Seller with Advantage Realty.
The Co-Broke commissions offered by Advantage Realty to the other companies in which we co-broke with is posted on the ezMLS website, viewable to those who have access to the Agent Information side of ezMLS. The co-broke commission being posted on the ezMLS site is not to be assumed as an automatic offer of co-broking to any and all agents. It is being posted for those companies and agents who we have a written co-broke agreement and/or an implied mutually agreed upon co-broke arrangement. Note: Advantage Realty prefers a written co-broke agreement between the co-broking real estate companies to help avoid misunderstandings and liability issues.
In the event of no written co-broke agreement or co-broke arrangement with Advantage Realty, the agent requesting to show and co-broke on an Advantage Realty listing, should verify that Advantage Realty will co-broke with them and verify what co-broke commission is being offered to them.
Advantage Realty will remove expired Listings from ezMLS promptly to avoid confusion. Advantage Realty will not give a co-broking company permission to show an expired listing without the seller's permission.
SHOWINGS
All House Showing appointments are to be made through the Listing Company. In the event a house is vacant and the Listing Company is not available to make the appointment, Advantage Realty gives permission to show the property only after a message has been left on our office's voice mail.
Advantage Realty requests notices of showings of our land and lot listings.
When showing a Advantage Realty listing if applicable please, :
Leave business card at house
Report any problems.
Return keys and/or Electronic key boxes promptly.
Note: Advantage Realty agents will do the same when showing another agents listings.
Advantage Realty will not solicit an exclusive listing that is an active listing with another company. This does not preclude an Advantage Realty agent from talking to a seller about the listed property if the seller initiates the conversation, talking about other properties the seller owns, offering other real estate services such as property management and mailing and email campaigns to geographic areas or groups.
FEEDBACK
Advantage Realty and our Sellers request Showing Agents to furnish us feedback on their showings of Advantage Realty listings. Our normal way to request agent feedback is via email
Advantage Realty agents will gladly provide courtesy feedback when showing other agents listings upon request.
OFFERS
Advantage Realty's policy is for the initial offer by the buyer is to be in writing with agency disclosure being part of the contract (Purchase Agreement) as required by the State of Alabama.
If the Agent of the Buyer is unable to reach the listing agent/team to present an offer, the Agent of the Buyer is to contact the Listing Company's Broker.
Earnest Money or verification of Earnest Money (copy of check), or explanation of the Earnest Money is to accompany written offer.
Advantage Realty will allow; In the presence of the Advantage Realty Listing Agent or Broker, the showing agent the right to present their offer to the seller in person or by phone.
Upon the request of the Buyer or Agent of the Buyer, Advantage Realty will request for the seller to provide a a signed and dated rejected offer statement.
MULTIPLE OFFERS
The Broker (if at all possible) will be notified and participate in the presentation of multiple offers.
With the permission of the seller, Advantage Realty will disclose to the agents that there are multiple offers.
